Legacy Realty Group offers the Florida new home buyer a 1% less $349 rebate on the new home base price when you are buying a home in a community where the builder has on site model homes/sales center. Our rebate program is only offered for new construction homes including “spec homes”(inventory) and model homes sold by builders. Don’t make the mistake of visiting a new home builders office without first letting the new home sales rep know that you have a Broker/Realtor-Legacy Realty Group.
Just about all new home builders in the area price the home with a built in real estate agent commission and will not adjust the price based on whether or not you have a real estate agent representing you. Why not get a new home rebate PLUS have someone in your corner looking out for you (on site agents work for the builder), it costs you nothing. We believe that by sharing our commission with you, you will introduce us to your friends and in turn, your friends will tell others about us. As you can see our business is built on referrals.
It’s really simple. There is no catch or contracts. Our new home rebate program is free and does not obligate you in any way. IF you are buying a new home in Florida and do not have a real estate agent, then you can participate in our new home rebate program.

When can I start looking?
On your FIRST visit to the new home subdivision or development, simply register with the in-house agent identifying Legacy Realty Group on the guest card as the participating Broker/Realtor and tell the on-site agent you are working with a real estate agent. Keep in mind this offer may be void if you have previously visited the new home subdivision or development and registered with them (unless the builder will waive their policy) or if they require your agent be present. If you would like to have one of our agents meet you at the property we can arrange that.
I am ready to sign a contract with the builder… what do I do?
You want to make sure that Legacy Realty Group is listed as your Realtor/Broker(aka Buyer’s Agent) within the contract or on any addenda to the contract BEFORE you sign it. This will help ensure that we get paid and you get your new home rebate. We should look it over with you before signing to ensure what you were promised verbally is included. Once the contract has been signed by the Builder, please provide a copy to us, so that we can follow through on the contract to closing process.
How can I use the New Home Rebate?
* Crediting it toward your closing costs (if your Lender will allow);
*Putting it towards additional upgrades in the new home (if your Builder will allow); or
*Taking it off the bottom line of your sales price after the lowest negotiated price (if your Builder will allow).
Are there any restrictions to this offer?
You must not be represented by another real estate agent through a written agreement (including the builders agents);
You must register our office with an on-site sales counselor or agent and simply list Legacy Realty Group on the Guest Card as your agent. This offer may be void if you have PREVIOUSLY visited the new home subdivision or development and registered with an on-site sales counselor or agent (unless the builder will waive their policy);
The purchase contract for your new home (or any addenda) must reflect Legacy Realty Group on it as the Selling Broker (aka Buyer’s Agent);
The Home Builders that you are working with must be paying us a commission and then in turn we are able to give you a rebate. If we receive a less than a 3% commission then your new home rebate amount will be reduced incrementally. (Ex. If the commission is 2.5% that is 1/2% less than 3% so your new home rebate will be reduced 1/2% ). New home rebate is based off of the “base price” of the home.
The new home rebate must be approved by your Lender and the Builder and must also be reflected on the Settlement Statement at the time of closing along with a $349 Broker Fee.
