1. LET'S MAKE SURE YOU ARE PREAPPROVED
Before you even start looking at homes online, you need to obtain financial preapproval. This will give you an idea of how much you can afford and what your monthly payments will look like which is crucial in preventing you from falling in love with a home that is outside your price range. This will also show sellers that you're serious and have already started your process to purchase a home.
2. LET'S HAVE A BUYERS CONSULT
You want to feel confident when buying a new home, right? A huge part of feeling confident during the process is fully understanding how everything works. This is why we have a buyer's consult with every homebuyer we work with. We want you to understand the stuff that's not as fun, especially the money. At the end of the buyer's consult, you'll understand the actual costs of buying a home. You'll know the closing costs and how much you can afford to pay monthly for your new home. We'll set expectations up front and chat about how the entire process will work so you can feel confident right from the very beginning.
3. LET'S DISCUSS YOUR GOALS, WANTS, AND NEEDS
Now that we've shared exactly how the process works, it's time for you to share with me what you are looking for. What are your top priorities? Are there specific features you'd like to have? Is there a specific neighborhood or area of town you want to be in? Do you want new construction or a older home with “character ? Do you want a move-in ready home or one with small cosmetic fixes? A Townhome, single family home, or the house-hacking strategy with a multi-family property? This is where the fun begins! Based on your needs, desires, and budget, we'll show you a bunch of homes that meet your needs . We understand how competitive the home buying process can be, so we make sure you see new homes as soon as they hit the market.
5. LET'S WRITE AN OFFER AND BE PREPARED TO NEGOTIATE
Writing an offer is as simple as signing a document and filling out paperwork. Negotiating, on the other hand, isn't quite as simple. It can be a little confusing and overwhelming to some, however, you know exactly what to expect because it was all explained to you during the buyer's consult. Plus, we'll be there to help as well.
6. LET'S MAKE SURE EVERYTHING LOOKS GOOD!
Between writing an offer and closing there is a period of time where we conduct inspections, resolve any issues and make sure the home meets your needs and standards. This is called "Due-Diligence" and it typically lasts about 7 to 10 days.
7. LET'S CLOSE & POSSESS YOUR NEW HOME!
When you close on the home, it's legally yours. Congratulations! Now it’s time to get to work! We will help get your home ready to rent or help you repair and flip it what ever is needed. If the home is for you and your family, we can help find the movers for you.
